Independent helper for clients of construction projects in Slovenia

We help property owners — especially foreigners — make sense of contractor offers, avoid overpaying, and run renovation or construction projects with peace of mind.

We are your personal helper on the Slovenian construction and renovation market. We don't build or renovate. We're on your side — explaining, checking, and helping communicate with contractors in their own language.

Who this is for

— then you need an independent helper on your side, with no interest in inflating quotes and treating your project as if it were their own.

What changes for you

With that kind of clarity, most decisions become obvious — and you speak the same language with your contractor, literally and figuratively.

01Consultation

€80

A video call of up to 1 hour on a specific question. Useful if you know exactly what you want to discuss and need to make a quick decision.

In 60 minutes you can
  • Discuss the situation that's giving you doubts
  • Get an independent opinion on whether there are risks in what's been offered to you
  • Make an informed decision about next steps
Typical questions clients come with
  • I got a quote for a heat pump — is this a normal price?
  • Should I replace the windows now or wait?
  • What should I watch out for when choosing a roofing contractor?
  • The contractor is asking for 50% upfront — is this standard practice in Slovenia?
What you get
  • 60 minutes by video call, or a meeting at our Postojna office
  • A short summary by email after the meeting
  • Direct answers to your questions and recommendations on what to do next
This is a conversation, not an expert assessment — there will be no written report or document analysis.

02Contractor offer analysis

€250

A detailed review of one offer (up to 30 line items) from a contractor, carried out by our specialist. If you have multiple offers for the same work, each additional one costs +€50.

After the report, you'll have an independent opinion on
  • Prices and terms for supply or services
  • What to check with the contractor before signing
  • Where there's room to negotiate with the supplier or contractor
What we check
  • Completeness of the offer — what works and materials are included, what's missing and will require additional payment during the project
  • How the prices compare with market rates — line by line
  • Contract terms — upfront payment, guarantees, liability for delays, procedure for changes
  • What needs to be clarified with the contractor before signing
  • Which items are typically negotiable, and how much room you have
  • Reliability and track record of the supplier/contractor — based on publicly available sources
What you get
  • A written PDF report with point-by-point analysis
  • A 30-minute call to discuss the report and next steps
Timeline:3–5 working days

03Analysis + contract assistance

€600

For projects with a budget of up to €30,000, where the main risks are concentrated at the stage of choosing a contractor and signing the contract. After that, clients usually manage on their own or come back for a one-off consultation.

What this includes in addition to the Offer Analysis
  • Attendance at one meeting with the contractor — in person or by video — to discuss the analysis findings and negotiate adjustments
  • Help with the final review of the contract before signing
  • A 30-minute follow-up call after signing: what to keep an eye on during the works, and when it makes sense to come back for additional advice
When this makes sense

Replacement of a heating system, windows, electrics, renovation of a bathroom, kitchen, or single room — projects where the main risks lie in choosing the contractor and signing the contract. Once the works begin, supervision is usually minimal.

04Project supervision

from€2,500

Full supervision of a renovation or reconstruction from contractor selection through to handover. The price is fixed in the contract in advance, tailored to your project — not a percentage of the quote.

From the first meeting to the final handover, you're not on your own with the contractor — there's always someone alongside you who knows the local market and speaks the same language as the contractors and suppliers. You receive regular reports and video calls from the site — no need to come in person.

What this includes
  • Help finding and selecting a contractor, collecting offers
  • Contract analysis before signing
  • Attendance at meetings with the contractor — up to 4 meetings in person or by video included
  • Supervision of key stages on site
  • Written communication with the contractor and suppliers regarding works and material deliveries
  • Help resolving disputes
  • Participation in the final handover
  • Project updates for you, including video calls from the site
When this makes sense

If the project budget is from €30,000, you can't visit the site frequently, or you prefer to let someone with local market experience handle the difficult conversations with contractors.

Our principles

These aren't marketing slogans — they're the conditions on which we work. Without them, our service loses its meaning.

Independence

We don't accept commissions, bonuses, or "thank-yous" from contractors, material suppliers, banks, or insurance companies. You are our only client.

Fixed prices

We don't charge a percentage of the quote, and we don't charge a percentage of "savings". Prices for consultations and offer analyses are public. The price for project supervision is fixed in the contract before work begins.

Limits of our service

We don't issue official expert opinions and we don't replace licensed construction supervision under the Slovenian Construction Act (Gradbeni zakon). If your project needs an official expert assessment or licensed supervision, we'll help you find a qualified engineer.

Languages

We work in Slovenian, English, German, and Russian.

How to start

Book a consultation — after an hour of conversation, it'll be clear whether you need further help and in what form. Or start with an online cost estimate — it's free and there's no obligation.
